Starting rate: $26 – 35 per hour.
STATEMENT OF PURPOSE
Responsible for all preventative maintenance and job assigned relating to air conditioning units, chillers, boilers, cooling towers, fire/life safety equipment, plumbing, electrical, painting, carpentry and any other equipment maintained by the hospital Engineering Department. i.e. medical equipment to include air compressors vacuums pumps and water softeners.
PRINCIPAL DUTIES AND RESPONSIBILITIES
1. Perform various maintenance tasks such as replacing filters, lubricating bearings, repair cabinets.
2. Observe, record, and interpret readings on gauges, meters, and charts registering various aspects of boiler operation to ensure that boilers are operating properly.
3. Maintain logs (daily, weekly, monthly) of operation, maintenance, and safety activities and details of equipment malfunctions and maintenance work.
4. Repairs and maintains HVAC equipment to include related electrical circuit analysis.
5. Troubleshoot and repair related equipment to include but not limited to thermostats, air dampers and other associated equipment.\
6. Performs electrical repairs on non-complex electrical devices, changing ballast, repairing electrical line cords, fixing light switches, isolation electrical problems and replacing fuses.
7. Unclogs pipes & plumbing fixtures and related equipment as necessary.
8. Performs routine repairs on such equipment as vacuum units, oxygen outlets, air outlets, hospital beds, sinks, toilets & other associated hospital plant equipment.
9. Determines type and extent of equipment malfunction, adjusting, disassembling, repairing, or replacing of parts and components; reassembles and tests equipment for safe and proper operations by reading blueprints, diagrams and repair manuals.
10. Performs preventative maintenance to include cleaning, oiling, painting, calibration, and other related services to extend the life cycle of equipment, or to maintain a clean, safe, hygienic environmental work area.
11. Performs circuit analysis to localize, isolate and identify defective electrical components, replacing defective components, restoring equipment to operations state and perform electrical safety tests.
12. Performs other related duties as required.
13. Promotes, ensures, and improves customer service to internal/external customers by demonstrating skills which are consistent with the organization’s philosophy or providing extraordinary customer relations and quality service.
14. Assume other activities and responsibility from time to time as directed.

EXPERIENCE/SKILLS REQUIRED
Must have experience working with steam boilers. Los Angeles City 500hp boiler License required. Must have a minimum of three (3) years hospital experience in general plant maintenance work. Display a high level of cognitive, interpretive or judgment skills. Must have the ability to work in a fast paced environment, effectively interacting with patients, physicians and hospital personnel. Strong interpersonal skills sufficient to work closely with others on a team. Must possess speed, consistency and accuracy in tasks, meeting precise tolerances and standards. Must be able to work alone effectively under stress in certain situations. Must be a self-starter with a high initiative; a good problem solver and decision-maker. Ability to demonstrate flexibility in work environment, performing a variety of changing tasks. Must be able to operate heavy equipment. Be able to sustain concentration and prolonged commitment to tasks.
EDUCATIONAL REQUIREMENTS
Must have a high school education and general maintenance abilities.
PHYSICAL REQUIREMENTS
The position requires pushing, pulling, and lifting materials not exceeding 30 pounds. Any workload exceeding 30 pounds will require assistance. Requires grasping, writing, standing, reaching, sitting, lifting, squatting, walking, repetitive motions, bending, climbing, listening, and hearing ability and visual acuity. Talking and hearing occur continuously in the process of communicating with employees, physicians, visitors, and patients. Must have the ability to hear warning horns or sirens. Vision occurs continuously with the most common visual functions being those of near and far visions. Requires manual and finger dexterity to use and operate all necessary equipment.
WORKING CONDITIONS
Most work tasks are performed indoors. This position requires one to work in varying locations to meet the shifting needs of the hospital. Temperature is moderate and controlled by the hospital’s environmental systems; however, must be able to work in extreme temperatures like freezers (-10° F) and kitchens (+110° F), possibly for one hour or more. There may be exposure to communicable diseases. The worker is subject to atmospheric conditions, one or more of the following conditions that affect the respiratory system or the skin: fumes, odors, dusts, mists, gases, or poor ventilation. The worker is subject to hazards: including a variety of physical conditions, such as proximity to moving mechanical parts, electrical current, working on scaffolding and high places, exposure to high heat or exposure to chemicals. There may be exposure to some potentially toxic substances, such as medication and cleaning agents. Frequent contact with employees, physicians, visitors, and patients.
