If awarded, the construction of the proposed two-story, 45,454-square-foot behavioral health facility with underground parking at 431 North Burlington Avenue, Los Angeles, CA, will involve a comprehensive series of building and construction efforts, planned to be completed within a 30-month timeline. BR Companies, acting as the general contractor, will manage the project in close collaboration with an experienced construction manager from our development team to ensure timely and efficient delivery.

Key construction efforts include:

  1. Site Development and Preparation: The facility will be developed on an underutilized lot near the Los Angeles Downtown Medical Center (LADMC), which currently provides a wide range of inpatient and outpatient services, including behavioral health care. Site preparation will involve clearing, grading, and excavation to accommodate the two-story building and an underground parking structure. Utility infrastructure, including water, electrical, and sewage systems, will be installed to meet the needs of the new facility while ensuring minimal disruption to surrounding areas and existing medical services.
  2. Building Construction: The two-story, 45,454-square-foot structure will include 86 locked Skilled Nursing Facility (SNF) beds, each designed for individuals with severe mental illnesses and assigned to a Special Treatment Program (STP). The facility will be constructed using a steel frame structure with reinforced concrete floors and will feature specialized areas for psychiatric care, secure patient units, therapeutic spaces, and administrative areas. The underground parking garage will provide essential support for staff and visitors, ensuring convenient access to the facility.
  3. Specialized Design and Systems: As a behavioral health facility with STP designations, the building will incorporate specialized design elements tailored to the needs of individuals with complex mental health conditions. This includes secure units, therapeutic rooms, and reinforced security features to provide a safe and controlled environment for patients. The facility will also include features for holistic care, such as integrated spaces for rehabilitation, counseling, and medical treatment. Advanced safety and monitoring systems will be installed to ensure the protection and well-being of both patients and staff.
  4. Finishing and Commissioning: Once the building structure is complete, interior finishing will include drywall, flooring, paint, and the installation of necessary medical and therapeutic equipment. The facility will be equipped with state-of-the-art behavioral health technology and systems designed to enhance patient care and treatment outcomes. After all construction is completed, a final round of inspections and quality control checks will be performed to ensure the facility meets all safety, compliance, and operational standards.
  5. Timeline: The BR Companies has developed a detailed timeline for the 30-month construction process. The timeline is structured to account for all phases of the project, from site preparation to final occupancy, with built-in flexibility to address potential challenges such as permitting, inspections, or coordination with other projects on the LADMC campus. The timeline also ensures that construction will be carefully managed to prevent any disruption to the ongoing operations of the LADMC campus.

Upon completion, this new facility will play a critical role in expanding the continuum of behavioral health services in Los Angeles County, providing specialized psychiatric care for individuals with severe mental health conditions and enhancing access to care for complex cases throughout the region.
